Generally there are 4 distinct stages in the process;

Land acquisition
It is important to be diligent when you start looking for a block of land. This decision will affect all other aspects of your project. Depending on what you are trying to achieve, the desired characteristics of your land can vary greatly. For instance, are you planning to;
- build your dream home?
- build a cost effective, budget home?
- build for investment/spec purposes?
- subdivide and build?
- build in a specific suburb or region?
- build modern or traditional, single story or double story etc.
These considerations can significantly impact the suitability of each block of land. Some of the main points to consider when you are deciding on a potential site are as follows;
- What is the size, frontage and slope of the lot?
- What is the design of the neighbouring properties?
- Are there any easements on the property?
- What is the zoning of the land?
- Were there any previous development applications?
- What are the local council overlays on the lot?
- Does the lot have access to services such as water, sewer, gas, electrical and so on.
Design phase
The design phase is where you will finally put your ideas on paper and endeavor to obtain building approval. You will need to engage various consultants for this process. As a rule of thumb, you will need to engage a building certifier, architect and structural engineer. If the project is more complex, you may need to engage a surveyor, hydraulic consultant, civil engineer and so forth.
When designing a building, small changes can make a big difference in the final cost and appearance. Town planning
The town planning process can be avoided in a majority of new home projects. This is also a common requirement in instances where there is a planned subdivision or you have decided to take on a larger development. Construction phase
